EDUCATION

We are abundantly familiar with the educational setting – in addition to our work across primary schools, high schools and private schools including Pymble Ladies College, we have also worked with educational sector clients including TAFE NSW, The University of NSW, Sydney University and Western Sydney University. Rapid has a long history of working in school environments.

We delivered $17m worth of new-build, modification, refurbishment and upgrade works, at Ashfield, Como West, Taverner’s Hill, Hornsby North, Hornsby Heights, Gardener’s Road, Malabar, Newtown, Annandale, Alexandria, Kareela, Kogarah and Lewisham.

Rapid completed construction work at MacKillop Catholic College in Warnervale. This involved new construction of a library, classrooms, specialist full commercial kitchen and outdoor covered learning areas as well as Metalwork and Woodwork Training Facilities (TAS). All works were completed while the school was occupied and with significant restrictions imposed on our access to the site as well as on the permitted footprint of our site compound.

We delivered $3m Junior School additions and alterations at Pymble Ladies College, including new classroom and activities rooms, two lifts and suspended disabled access throughout the junior school located in the centre of the College. Work included ramps, passenger lift, eight additional classrooms and practical activity areas, upgrades to classroom as well as voice and data communications infrastructure, changing brick walls to glass, refurbishment and modifications to the library building.

Most of the work was located well away from external access points to the College. We achieved completion a full school term ahead of schedule to enable the College to have full use for the commencement of the school year and designed the program to allow much of the noisy and disruptive construction work to be completed during holiday periods.

Rapid has completed multiple refurbishment projects for the University of Sydney including Heritage works. Work included design and construction of disability access, construction and installation of two lifts and lift shafts within the buildings, over 2500 square meters of intricate roofing, exhaust systems, refurbishing amenities in large scale, detailed joinery and flooring and significant external works in water charged ground conditions in a floodway. Extensive engineering and planning works were necessary to incorporate latent conditions, in particular one of the lift shafts which was built over the lower end of an 80,000m2 water catchment area and about 5m below ground level; existing 450v electrical conduits running adjacent to the lift pit and the middle of the pit sewer line intercepting with piles. These works took place in occupied building with no disruption to normal operations. Additional works were added and the scope was changed by the Client. Major works related to in-ground infrastructure added to the complexity.

Also at the University of Sydney, the Pharmacy Building roof contained asbestos and lead dust, while we experienced similar challenging latent conditions in a second roof replacement project in the Heydon-Laurence Building in Science Road on the University’s main campus. A selection of the old tiles were retained and stored for potential patching use by the client elsewhere on campus and the roof was completely renewed using like-for-like materials and workmanship. Extensive replacement flashings, finials and rainwater goods in zinc, lead and copper including patinated lead flashings and copper valleys were tooled up using traditional methods as well as wood-turned urns and finials. The project restored structural integrity to the building’s roof structure and clock towers and solved significant longstanding leaks into research labs and teaching facilities in the building. Significant variations were approved to allow for the removal of glass fibre insulation and asbestos and other waste deposited in the ceiling cavity by unknown persons in the past. Despite unknown and unique latent conditions and weather delays, the works were accomplished well ahead of the program.

Another project for the University of NSW involved the demolition and rebuilding of the ground floor of a building on their Kensington Campus to house a state-of-the-art scientific facility used for the development of Australian bionic eye technologies. The project involved clean-room facilities, medical gas supplies, hazardous substances extraction facilities, medical suction and the installation of sensitive computer and electron microscopy infrastructure.

Rapid understands technology-rich client environments of all kinds, including educational ones. During Rapid’s tenure at TAFE NSW Sydney Institute we were involved in multiple upgrades to formal and informal teaching spaces, including classrooms and library study areas. Our work across multiple campuses of the TAFE NSW network, included significant fit-out and refurbishment works, ranging through repainting, floor coverings renewal (including significant floor and sub-floor remediation works), adaptive re-use of outdated laboratory space, stabilization and remediation of timber sash windows, gutting and full refurb and fit-out of classrooms.

Other tasks included the reconfiguration of informal teaching spaces including hot-desk network access, air-conditioning and mechanical services upgrades, complete fire detection system refits and campus-wide removal of non-compliant fire doors and replacement with new. Additional refurb and fit-out projects included installation and maintenance of operable walls, installation of audio-visual equipment, graffiti removal, bird spiking, carpentry and joinery, fire doors certification, facade maintenance, automatic door and gate maintenance, glazing, weatherproofing of timber furniture, metalwork and internal modifications to existing classrooms. We delivered these works in an environment which is occupied and operating from early in the morning until late at night, 6 days a week throughout the year.
